Foreigners are buying more homes in Spain and for increasingly higher prices. The annual growth in transactions carried out by Portuguese people (13.3%) stands out, reaching the highest number since 2016.

Data from the General Council of Notaries of Spain reveals that 69,690 houses were sold in Spain to foreign citizens in the second half of 2024, 10.3% more than the same period of the previous year. Of the total, the majority of home sales were made to foreigners residing in Spain (40,489), 11.8% more than a year earlier. Non-residents in the country were involved in 29,201 transactions (+8.2%).
The Portuguese are far from being the ones who buy the most houses in Spain. In the second half of the year, 999 housing transactions were carried out by Portuguese people (whether or not they lived in the country), which represents 1.4% of total international sales. But still, this number represents an annual growth of 13.3% and a new record considering the series that goes back to 2016.
Portuguese accounted for 44% of residential transactions carried out by non-resident foreigners in Extremadura and 11% in Galicia. They also have a significant presence in the sales of houses carried out by foreign residents in Galicia (10%).
The British who bought the most houses in Spain during this period (6,048 transactions), followed by Moroccans (5,060), Germans (4,650 units), Romanians (4,270) and Italians (4,066), the same data shows.
These foreign buyers paid, on average, 2,362 euros/m2 for homes in Spain in the second half of the year, an amount 8.6% higher than in the same period in 2023. This is the highest value in the historical series, having been driven by the price paid by non-residents (it exceeded 3,000 euros/m2 for the first time).
